Project Resources LLC is an Owner’s Representative and Project Management consulting practice that is focused on solving unique project challenges and serving as a team leader to affect successful projects. Our work ranges from early due diligence assignments or may include just the tail end of the project with the FF&E installation or often we provide the full spectrum of project management services, as well as transition to operational annual maintenance and upkeep.

- Understanding cost on complex projects – how money is spent, how it is saved, and how to control costs by managing scope/specifications, change, and coordination,
- Preventing costly installation of equipment items that will shortly become obsolete, or which will be impacted by future expansion while seeking the full realization of useful life,
- Managing the Design Process and Team, maintaining strict controls over what gets specified—this includes things like design details that are maintainable, wear resistant, and cost effective, or mechanical systems that have the appropriate levels of controls, reliability, and operability by the maintenance staff.
- Controlling the process, with the proper empowerment by management, saying “no” when requests come that are outside of the standard, reasonable, and fully vetted solution late in the game, over and above what is functionally required and aesthetically approved, Or, essentially,

PROJECT RESOURCES LLC is a tightknit group with a highly efficient process to manage projects in a collaborative, inclusive, and transparent manner. We work together to solve complicated project issues and generate creative solutions. Our backgrounds are as follows:
Jennifer L. MurphyPresident, Project Resources LLC, Vice President and COO, SMC - manages the day-to-day, bringing her experience as a principal of a major international design and architectural firm, as well as fifteen years working with real estate, general contracting and construction management businesses including some of the largest locally and internationally. With this diverse skill set manages project requirements from inception through completion with distinction.
Neil A. PostighonePresident, SMC, Advisor, Project Resources LLC is recognized as a premier Construction Consultant specializing in Retail, Mixed Use, Corporate, hospitality and Health Care projects. His ability to translate the needs of our clients into affordable, minimally disruptive projects is second to none. Having completed over twenty million square feet of construction projects, he has been successful by bringing to each and every one an in depth understanding of regulatory requirements and engineering, rooted in his degree in mechanical engineering. Neil has an unparalleled understanding of cost drivers, including materials and labor, developed during his days the Chief Estimator for Turner Construction NY. He is uniquely able to “think ahead” of design, engineering, and construction issues.

GRYPS is a newly formed company with whom we have an alliance. Founded by Dareen Salama, Gryps is an electronic document management solution that effectively collects documents from the various project partner platforms without the need to “build” specialized software to help entities communicate. They gather all documents, categorize them using AI technology, and create dashboards for management review throughout the process. This solution has been used in Hudson Yards and at the Jacob Javits Center. It provides complete transparency on all documentation and full records of all project information. This streamlines our efforts and is an incredibly powerful tool we enjoy.

SCOPE OF SERVICES
PROJECT RESOURCES LLC aligns services with the requirements of the project to create the most successful outcome with greatest efficiency. Change occurs throughout the different phases, from inception and real estate development through regulatory approvals and construction through completion. At each stage and phase, the effort is commensurate with the project demands.
A few areas of particular strength include:
Real Estate / Leasing Due Diligence and Representation including zoning analysis, infrastructure evaluation, massing studies, ULURP process and Community Board Meetings, PR advocates on our client’s behalf. During leasing we maximize value by making sure the basis systems are “right sized” for the project. Regulatory Compliance Improvement Programs Department of Health approvals, Certificate of Need applications and other similar jurisdictional approvals all have impacts to the information generated about each project. We work closely with the consultants, landlords, and expediters to ensure a smooth approval process.
Program ManagementWhether it is a Capital Improvement Process, ongoing maintenance and state of good repair, or a simple move management we apply our standards similarly.
Project ProgrammingUnderstanding how buildings and businesses operate, apply capital, and serve the community allows PR to add value to the inception of a project. By bringing to light various aspects of the different influences on program, our clients can make decisions with confidence on how to proceed. Many of our greatest success stories start here!
Budget & Schedule ManagementThe greatest measure of our effectiveness is budget and schedule; PR enjoys a reputation in the industry of delivering projects well under “industry norms” and sets realistic expectations about schedule from the project onset. We work throughout to hold contractors to budgets and lead the team through strategies to realize schedule milestones.
Design ManagementCritical to achieving budget and schedule is the ability to control the design. Our industry has become fractured, with specialists and not generalists. PR helps bridge the gaps and assures the most appropriate level of design is developed, matching the purpose, operational needs, ongoing maintenance concerns, and standards of care.
Construction ManagementManaging construction is all about managing risk. Understanding the inner workings of construction companies, subcontractors, and suppliers is one of PR’s greatest strengths. In managing (typically) a GC, Lump Sum process, we conduct proven project execution standards, ensure a smooth process, and incentivize proper construction practices, and maintain control of allowances and contingencies.
FF&E Procurement Project ManagementGoing beyond purchasing, we manage the process from budgeting through the submittal, fabrication, warehousing, and installation process. This includes not only furniture, but decorative specialties including custom banquets, lighting, mirrors, artwork, drapery, patio furnishings including cabanas and umbrellas, and any other nonfixed elements that are requested and required.
Move ManagementHandling all aspects of the physical move including employee interface, quantifying what is moving, and bidding and managing the move contractor.
Facility ManagementSupporting the transition from project to operations is critical to the life of a project after we are gone. This includes checklists for mechanical systems, requirements for regular inspections, security protocols, landlord requirements, and commissioning and warranty standards.
Project AccountingMaintaining ledger documentation in whatever format that seamlessly integrates with our client and its financial reporting structure, financing requirements, and project goals.
Project-related supportDoing whatever is required to support Real Estate, Finance, Operations, and Engineering Departments.
